In average, Seven
Springs has over 450,000 skier visits,
making it one of the most poplar
resorts in the country and one of
the top on the east coast.
Seven
Springs is a total resort, with 500
acres of slopes with snowmaking,
golf course, high-rise hotel,
fishing, bowling, tennis, and
airport. Homes on the resort include
1000 condos, town homes, and single family
homes. There are also beautiful
estates, chalets, and buildable lots

THE VILLAGES AT SEVEN SPRINGS
The Villages will be your choice if
you want a home that lets you ski
from your back deck. Consisting of
several communities of town homes and
condos, many are right at the top of
the slopes, but not all. Resales but
no
new construction are available in
this area and these properties sell
fast, especially with ski access. If
you want a home in this area you
should
be prepared to decide quickly, as
some prime homes list and sell
fast. If you are new to this
market area do your research for an
aggressive approach. We
recommend you also look carefully at
the Hidden Valley Resort, as prices
are about 70% for the same floor
space as here. If ski out or
living at the slopes is what you

SOUTHWIND
Southwind is the newest community
being built at Seven Springs.
This community of slightly over 100
homes is being built around Lake
Tahoe near the top of the slopes.
Offering ski in and ski out slope
access, the average starting price
for one of these homes is over
$400K. All of the 52 units of Phase 1 are
sold and all of the 54 units of
Phase 2 are spoken for.
We are now starting to see resales
in this community. Resale properties
in this community are going for
$650K and above. Go to "View Our

Resales in this area offer an
advantage to the buyer who wants to
"get in" to this community without
waiting for the 2 to 3 years for phase
three to be built or the newly
announced project behind Stowe slope

CURRENT
MARKET CONDITIONS 2008
Current
market conditions are neutral, with
inventory building and even prime
ski in/out homes are on the market
for over 90 days. We are still
selling our listings at an average
of 95% and
above of listed price. With the Southwind
project into phase three there is
no
new construction available.
The new community behind the top of
Stowe has been announced, but
checking the County there are no
recorded subdivisions so we think
this project is a couple of years
out. Resale inventory
remains averaging about 80 current properties
available, above average considering the
national averages are about 15% or
150 per year for a resort like this. Last
year there were about 78 transactions at
this resort, excluding closed

MT. VILLAS AT
SEVEN SPRINGS
The Mountain Villas, a
community built on the edges of the
Seven Springs Golf Course, is the
first choice for summer and golfer
visitors . This
community was built in the 60's
and
70's and offers 113 condos from 1 to
5 bedrooms. These properties are all
condos and have shuttle service to
the main lodge. If you are summer
and golf oriented this is your best
choice. The back of most of these
homes abuts a forest and offers
privacy and seclusion. You are a
good 7 iron at best from the golf
course, and prices are the lowest at
this resort for this community.

SWISS MOUNTAIN AT SEVEN SPRINGS
Swiss Mountain, a community of
305 town homes and condos built in
the 80's, is a very beautiful community
with lush landscaping and
rhododendrons. The community has
been completed for several years but
resales are available. If you plan
on living at this resort we suggest
you consider this area. The
landscaping is the best, you don't
get the slope side renters, and it
is more quiet than the Villages.

here, this is our first choice. To

ASSOCIATIONS
As of the last meeting, all associations
report they are in
strong financial and management
positions. Note that the
association has been bought by Seven
Springs. We are not part of
the associations and cannot know
their exact status. Contact the
association for current status and
assessments due.
What's new for 2008
SHOOTING, as in sport
shooting. 7 Springs has hired Mike
Mohr from Nemacolin. Mike is a Level
III NSCA Instructor and
internationally known shooter and
will develop a sporting clays
range. This year
the course will develop into two
courses with 17 stations and two
heated five-stands. Plans are also
in place for a 5000 SF lodge and
restaurant. A new high speed 6 pack
is installed on Gunnar slope,
a down hill bike terrain park has
recently opened, and a kids
challenge area is open with climbing
tower, euro bungee ride, and Frisbee
golf. Updating the hotel rooms
continue, as well as increased
maintenance through out the resort.
