MARKET REPORT 2008

 Buncher Group recently purchased the resort for $12.5M. Go to their new website MyHiddenValleyResort for their press release and more information on their plans. We still rate this resort as a BUYERS MARKET until current inventory is sold. Nothing beats having new owners with $$$ deep pockets. A drive through the resort indicates serious renovations are in progress. Nearly every major building has been roofed, plans are for paint, carpet and update for the lodge, roads being paved, and the fitness facility is open full time. A recent trip and ski day confirms the extensive renovation and services. When Abe dropped me off for a ski day first to meet me was a uniformed employee asking me if I needed help with my skis. Going into the lodge, fresh paint, carpet, clean bathrooms, and people cleaning and getting ready for the day. What a change from the old days.  Resort plans show that they are opening new trails, adding a village at the lodge base, adding retail aspects to the resort and MORE and MORE and MORE. NEW CONSTRUCTION

Current new construction consists of 3 and 4 BR Town homes and single family homes with garages. There are also lots available for building. You do not have to use the on site builder and construction can be either stick, stone, or log home construction. We have developed alliances with the top builders in this area. ASSOCIATIONS

Hidden Valley has over 1700 homes in a multitude of communities. At this time there is a small amount of new construction and limited amount of resale inventory, causing a slight increase in property values, causing an upward trend in prices.

Seven Springs higher prices has moved buyers into this resort and has caused some price appreciation in this community.
