BETWEEN THE NUMBERS/ OUR READ ON THE MARKET
 
Rain, muddy conditions, and the threat of the last snow storm of the year (we hope) have kept recent buyers activity slow, but by history we expect it to pick up after Memorial Day. First quarter sales at Hidden Valley were down by almost 30% ( 12 in 2007 to 17 in 2006) from last year, which was down from the year before. Sales at 7 Springs were up by almost 200% from last year, 23 in 2007 to 12 in 2006. If you back out the 9 over $500K in SouthWind you get a 14 in 2007 to 12 in 2006 so they are showing more a 23% gain over last year, which is no big trend as 1 property represents nearly a 10% change. We are seeing a build up of inventory, increase in DOM, and some price reductions, so we may be seeing a change to the intensity of the market conditions of last year. More on this when we do the 6 month analysis.
 
Seven Springs recently sent a letter to Saltlick Township ( Fayette County) residents encouranging a YES vote to a Local Option Referendum allowing them to serve alcoholic beverages in their proposed Fayette County, Saltlick Township (dry) expansion area.  Election day is May 15 and we will be reporting the results of the vote in our May Newsletter.  This is the third attempt for this referendum with a narrow rejection last vote. Did you know the Somerset Fayette County line goes through Lake Tahoe? When you get off the 6 Pack you are in Somerset, when you ski down North Face you are in Fayette.
