Both resorts offer buyers a great choice of inventory in nearly every community. Many of these homes are highly maintained, detailed, and turn key. We have not seen this selection of inventory for several years.

The economy is catching up with both resort markets. The second half of the year transfers (usually the most active) are falling short of the past four year averages. Inventory is increasing at Hidden Valley and properties are not turning over as quickly as they were the first half of this year. Prices range from 1BR, 1B at $99,000 to 4BR, 3.5B at $630,000. There are 58 properties listed as of this week. Sales through August 31 show Hidden Valley with 63 resale transfers, up from transfers in 2007. Here's a breakdown in price range.

Seven Springs is still seeing inventory climbing with increasing days on market. Prices range from $125,000 for a 1BR, 1B in Swiss Mountain to $4.6M for an impressive home in Pheasant Run. There are 91 properties listed as of this week. Sales through August 31 show Seven Springs with 14 resale transfers, down from transfers in 2007. Here's a breakdown in price range.
