BETWEEN THE NUMBERS/ OUR READ ON THE MARKET
 
Hidden Valley is active for properties below $300K, with many selling within days at full asking price. Properties over $300K are still waiting for this years new construction prices to be released, which should have a positive impact on this price point. Prices range from 1BR, 1B at $107,500 to 6BR, 5 1/2B slopeside for $860,000.
 
Seven Springs is neutral in all price points with increasing days on market. Prices range from $138,000 for a 1BR, 1B in Swiss Mountain to $4.6M for an impressive home in Pheasant Run.
 
With new ownership at both resorts upgrading, adding new amenities, improved snowmaking, and expanding their marketing efforts we expect to see solid visitor counts even with a mild winter.
 
2007 reports for Pittsburgh and SW PA are promising, with MLS stats showing an average increase in home sales prices of 2.9%, steady economy and job growth, and recent quotes of low fixed mortgage rates of 5.6%/ 30 year and 5.25%/ 15 year. Forbes Magazine rated Pittsburgh #2 as one of the top 10 stable real estates markets in the US in the October 2007 edition, with Seattle being first.
 
Even though resort area total sales were down in 2007, we feel that those buyers are still in the market place and are seeing signs of a much more active first quarter at Hidden Valley with 15 recorded sales in January compared to 4 in January 2007. Seven Spring was slower with 3 recorded resales sold this year as to 7 recorded in 2007. Overall, we are very optimistic for 2008 and expect to see a solid and improving market in the Laurel Highlands.
