Hidden Valley is active for properties below $350K, with many selling within days at full asking price. Properties over $350K are still waiting for this years new construction prices to be released, which should have a positive impact on this price point. Prices range from 1BR, 1B at $107,500 to 5BR, 5B at $625,000. There are 36 properties listed as of today. First quarter sales show Hidden Valley with 29 resale transfers, up from 13 resale transfers in 2007.

Seven Springs is neutral in all price points with increasing days on market. Prices range from $129,900 for a 1BR, 1B in Swiss Mountain to $4.6M for an impressive home in Pheasant Run. There are 77 properties listed as of today. First quarter sales show Seven Springs with 6 resale transfers, down from 11 resale transfers in 2007.

With the continued updates by Buncher Group we are seeing a reversal of sales trends at the resorts with renewed interest in Hidden Valley. This is most clearly seen by the change in the ABSORPTION RATE at the two resorts. At Hidden Valley you are seeing an average of almost 10 properties being sold per month. With only 36 properties for sale today that translates to only 3 1/2 months of inventory available. The reverse is seen at Seven Springs. With 77 properties for sale and only 2 per month being sold that translates into a 38 month supply of inventory.
